Maine Resort Adds 22 Park Models for 2013

Maine’s largest park model exclusive resort is getting larger for 2013 season. Local official calls the resort “a gem in the woods.”

The Seacoast RV Resort in Old Orchard Beach, Maine, is poised for a significant expansion, hoping to add 22 new sites in time for the summer.

And, with the upcoming season drawing near, Jeffery Hinderliter, the town’s planner and community development director, said the expansion represents “a positive sign for the local economy,” the Sun Chronicle, Westbrook, reported.

The Planning Board has already held a public hearing and a site walk and is expected to give the project final approval on May 9.

The resort, which is a seasonal, gated campground for park models only, has 88 sites available for use from May 1 through Oct. 31, according to its website.

The resort’s owners are Linda and Mike Mailhot, who also own the Seacoast RVs store in Saco. The Mailhots did not respond to requests for comment prior to the Sun Chronicle’s Tuesday deadline.

“We’ve been fortunate to have a lot of development interest in town,” Hinderliter said. “The fact that Seacoast RV has outgrown (its) current campsites and needs to add 22 additional sites shows that interest continues.”

Hinderliter also called the resort “a beautiful campground. It’s like a gem in the woods.”

In addition to the new campsites, the Mailhots are also requesting permission to build 220 feet of new roadway and provide new utility hookups, including sewer, water and electricity, at each site.

Hinderliter said in order for the project to go forward, the Mailhots would also need a permit from the Maine Department of Environmental Protection and may also need a review by the U.S. Army Corps of Engineers.

As far as local rules in Old Orchard Beach, he said the proposal meets all campground density requirements, including minimum lot size per campsite, as well as the town’s open-space requirements.

According to the resort’s website, it’s located on 27 acres, and is about a mile from Old Orchard Beach and under a mile to Pine Point in Scarborough. There is also a path that leads to the marsh, where canoes can be launched.

In addition, the Seacoast RV resort has a swimming pool and hot tub on site, along with a clubhouse that features a kitchen, game room, TV lounge and lending library. The resort also offers amenities such as wireless Internet and a small playground.

According to its website, the resort charges an annual fee, listed as $3,850, which covers the cost of water, sewer, cable television, trash removal and unlimited access to all the amenities.

All of the park models come completely furnished and include one to three bedrooms and all major appliances.

Each RV also comes with carpeting, a gas furnace, sofa, rocking recliner, dinette table and chairs, an entertainment center, a gas range, a breakfast bar with two stools and a 16-gallon water heater.

The park models are about 400 square feet in size and cost from $40,000 to $68,000. The resort also charges a one-time park entry fee of $1,500 and requires RV owners to winterize their accommodations.

Owners of the park models must also pay an annual personal property tax to the town of Old Orchard Beach, which typically runs between $400 and $500 a year.
