City Hears More On 270-Site RV Park Proposal (1/17/2019)

The Emerson (Ga.) City Council heard a first reading of a conditional use permit application from a real estate investor looking to build a roughly 56-acre RV park at Monday (Jan. 14) night's public meeting, according to The Daily Tribune News.

Todd Baldree, president of LTB Holdings LLC, was on hand to give council members an overview of the proposed RV "resort," which would be constructed off Joe Frank Harris Parkway along the Etowah River. At a city planning and zoning commission meeting last December, he said he expects the development to take 12 months — and about $9-$10 million — to construct.

"This is a Class A motor coach/RV park and resort," Baldree said. "What it is not is a mobile home resort. It will be used for transient, LakePoint, vacation — there is potential to have some foremen and contractors who come in with their F-250 and their brand new fifth wheel and stay here while they're working on some big project or something like that."

The proposed park would have a six-month limit for visitors, Baldree said, adding that the development will also have "fully-concreted roads all the way through" and "full amenities."

He said current plans for the campground would include around 270 sites, with an extra 10 pull-through parking spaces a possibility.
